Step-by-step guide to selling your property the Easy Way - with your local Internet property agent

Contact our Amble office to arrange your FREE, NO OBLIGATION PROPERTY VALUATION which will be carried out by our Valuation Manager who has excellent local knowledge of the area. We will give you a recommended asking price in good faith, reflecting the current market conditions. Where possible, this will be supported with comparables of similar properties in a similar location.
Our fees are included in our sales contract and will be fully explained to you.
On instruction to sell your property, the following will be carried out:-
- A copy of our signed sales agreement will be sent to you together with Sales Particulars of your property. These details must be agreed with you (the seller) to confirm they are accurate. By law we must comply with the Property Misdescriptions Act 1991 and we will take all reasonable steps to make sure all statements made are accurate and not misleading. Once confirmed, the sales particulars will be matched and mailed to our waiting applicants via our computer system.
- A For Sale Board (if required) would be erected at your property and an appointment will be made for a member of staff to take external and internal photographs. These photographs, together with full property details, will be entered onto our website, accessed by over 1500 visitors per week. Sales details would be displayed in our Amble office.
- We advertise in the local newspaper, The Northumberland Gazette.
- We arrange all viewings by appointment with the seller or leave us a key and our staff would arrange accompanied viewings where necessary. We clarify the viewers position i.e. are they in a position to buy, do they require a mortgage, have they had mortgage advice, if a cash purchaser we would ask proof of cash available and do they require a survey etc. After the viewing the potential purchasers are contacted to obtain viewing comments, which we would pass to you as the seller.
- In all cases we would act on the sellers behalf to obtain the best achievable offer for the property and when the price is agreed we then instruct solicitor to carry out conveyancing on the buyers and sellers behalf. On a regular basis we would contact the solicitors for up dates i.e. chase for survey reports, mortgage offers and negotiate any problems with the both parties if necessary. We keep all parties up-dated right through to completion of the sale.
